This rustic, 15th century building, originally a working water-mill, has been carefully restored and transformed into a charming B&B in the heart of the Tuscan countryside.

Ideally located away from the noise and chaos of city life, and yet only 5 km from the historic medieval centre of San Gimignano, the B&B offers the ideal base to relax and unwind. Enjoy views of the tranquil and green Tuscan countryside, with its swaying grain fields and sunflowers, from your spacious room.

The beautiful outside terrace and large swimming pool are the ideal place to lie back and appreciate the scenery of this region.

The rooms are spacious and furnished in a typical Tuscan style. All rooms have en-suite bathrooms.

Several of the rooms are equipped for disabled guests.

Food and beverages

A rich buffet breakfast is served daily from 08:00-09:30.

The bar is open from 12:00 to 21:30, and serves a variety of snacks.

The restaurant is open on Mondays, Wednesdays and Fridays from 19.30. Each meal costs approximately EUR 20, not including drinks.

Area information

San Gimignano - 4 km - visit the most important medieval town in Tuscany, well-known for its 17 medieval towers, city walls and for the special wine produced in the countryside.

Siena, Volterra and Florence - 30 minutes by car - take a trip to these fascinating art cities.

Tourists information

By Car:
From the A1 Milano-Roma Motorway:
- Exit at Firenze Certosa and continue on the dual carriageway to Siena.
- Exit at Poggibonsi nord, and continue in the direction of San Gimignano for approximately 4 km.
- Before you reach San Gimignano, you will see signs for Monti and Canneto on your left.
- Turn left along a small country road, following the signs for Monti, and you will reach the Molino di Foci after 800 metres.

Free parking is available at the hotel.

By Plane:
Florence airport is 50 km from the hotel. Pisa airport is 80 km from the hotel. Rome airport is 280 km from the hotel.

Cancellation policy

Cancellation Policy: If cancelled up to 4 days before date of arrival, no fee will be charged.
If cancelled later, the first night will be charged.
In case of no-show, the total price of the reservation will be charged.

Children and Extra Bed Policy: All children are welcome.
All children under 3 years stay free of charge when using existing bedding.
All children under 2 years stay free of charge for cots.
All older children or adults are charged EUR 30.00 per night and person for extra beds.
Maximum capacity of extra beds/babycots in a room is 1.
